We welcome our Broker/Realtor friends, and are happy to pay the referral fee assigned to each home. To ensure fairness to all our Broker/Realtor friends, we offer the following strict Broker Referral Policy.

How do I qualify for a REFERRAL FEE?

To qualify for the referenced referral fee, it is best for the Broker/Realtor to personally accompany their client on their client’s first visit to Kainani Above Keauhou Bay, and register the client with our on-site New Home Specialist. Brokers/Realtors may also schedule a site visit for their client. If the Broker/Realtor does not accompany the homebuyer on their first visit, the homebuyer must advise our on-site New Home Specialist that they are working with a Broker/Realtor, and advise our staff of that person’s name, office and contact information. If a potential buyer registers on site at Kainani Above Keauhou Bay and does NOT register that they are working with a Broker/Realtor, no referral fee will be paid.

The Broker/Realtor must have a valid and active Hawaii license both on the date of sale and the date of closing.

Referral fees may only be transferred to another Broker with the original Broker’s written consent.

Registration is valid for one year from the date submitted.

Why is this a REFERRAL FEE and not a commission?

From start to finish, purchasing a new home is a very different process from buying a resale home. The purchase documents are different, and the timelines and buyer/seller obligations are different. Resale Brokers and Realtors are the experts in the resale community. Our on-site New Home Specialist are the experts at Kainani Above Keauhou Bay. Therefore, our staff manages the entire process. The Broker/Realtor is a referring party.

How much and when do I get paid?

A two percent referral fee will be paid to the Brokerage directly through and upon the close of escrow by Watt Capital Developers. Brokerages will need to complete a W9 form, and submit same to our on-site staff within 14 calendar days of the purchase.

The Referral Fee at Kainani Above Keauhou Bay is based on the net sales price. The net sales price is the base price of the home, plus any applicable premium and any pre-selected options, less any applicable incentive used to effectuate the sale. Options and upgrades selected by the Buyer are not subject to the Referral Fee.
